I approve. I own one its great. 10/10. I don't have an HOA but I do have a party wall. The roof slope in between the homes is odd (low pitch) which makes repairs in the zone between the homes hard. If you're in the market do check that out.
If you can convince the other people who own the building to upgrade to a standing seam metal roof in the future, that should avoid repair needs for most original owner lifetimes.
Over the last few years, town homes in my city have gone from $80k to $240k and houses are a little more than that for double the space.
SFH still command a premium and are at lower inventory in my HCOL area.
